Fairfield Sapphire Valley includes several communities. All property owners enjoy membership in the Sapphire Valley Resort, providing recreational amenities amenities such as golf, skiing, tennis, exercise facilities, fishing, swimming, and much more.

In the early 1970, Fairfield Resorts owned much of the Sapphire Valley to the Transylvania County line. Later, they sold off several large tracts (outparcels). These outparcels have become independent developments. However, owners in the developments still have access to the Fairfield amenities for the same annual fee ($540 in 2006), but have their own property owners associations.
